Varsity

My take on the market

October 2026

Eleven detached homes sold in Varsity in September, up from eight in August — the busiest month here since April’s fourteen. The typical detached home slipped to about $893,300, from $919,500 the month before, and it is about 1.2% below September last year. Across the city as a whole, the typical detached home was about $739,400 in September (Calgary Real Estate Board figures). Varsity’s sits about $150,000 above that, and both are about 1% below September last year.

The eleven that sold took 44 days on average. Varsity’s typical price has moved up and down by a few percent from one month to the next all year, so one month’s dip says little on its own. What it means for your own home comes down to your street, your price range and when you want to move.

Varsity is three places under one name, and the difference between them matters more than any community-wide figure does. Varsity Acres is the oldest part, built through the sixties on a folded grid with rear lanes. Varsity Village came next, laid out by Carma Developers so that through traffic stays on the edges, the interior runs on cul-de-sacs, and the pathways go behind the houses to the parks instead of along the roads — that layout has a name, the Radburn plan, and it is why the walking routes here don’t follow the streets. Varsity Estates is the newest and the largest-lotted, sitting along the top of the Bowmont escarpment beside the Silver Springs golf course.

Five schools sit inside the community: Varsity Acres, Marion Carson and Jerry Potts elementary schools, F. E. Osborne junior high, and St. Vincent de Paul, which runs kindergarten through grade nine. Market Mall is in Varsity too, on Shaganappi Trail, and has been open since 1971. Bowmont Park runs along the north bank of the Bow at the foot of the escarpment, with off-leash areas, river access and a waterfall about three metres high. Dalhousie and Brentwood CTrain stations both sit in the middle of Crowchild Trail, reached on foot by overpass.

That mix is why one Varsity number tells you very little. Detached homes, row houses and apartments all trade here and the Calgary Real Estate Board reports them separately — the detached and apartment figures are in the panels above, and a typical row house sat at $520,800 in September 2026. Typical, not average: one unusual sale can pull an average a long way, and in a community this varied it usually does. 63% of owners here have no mortgage, which is the figure that says most about how Varsity moves. A decision to sell is rarely about what it costs to stay.

So the question in Varsity is usually which Varsity. A bungalow in Varsity Acres, a house on a Village cul-de-sac and a detached home on the escarpment in the Estates are three different purchases at three different prices, and a community-wide figure sits somewhere among them describing none of them. If you are weighing one part against another — or wondering what your own street is actually worth against the rest of it — that is worth a conversation before you look at anything.
