This page explains what this website collects about you, why it is collected, and what happens to it afterwards. It covers both the information you send through a form and the information that is collected automatically when you visit.

Who is responsible for this website

What you send through a form

When you complete a form on this website, the information you enter is collected. Depending on the form, that is your name, your email address, your telephone number, how you prefer to be contacted, and anything you write in a message field.

Nothing on a form is required beyond what is needed to answer you, and a field marked optional may be left blank. Where a form asks for your agreement to something, the wording you agreed to and the date you agreed to it are recorded with your entry.

What is collected automatically

Like most websites, this one records certain information each time a page is requested. That includes the internet protocol address of the device making the request, the type of browser and device in use, the pages viewed, and the address of the page that referred you.

Google Analytics

This website uses Google Analytics, a service provided by Google LLC. Google Analytics places cookies on your device and collects information about your visit, including your IP address, the pages you view, the links you follow, and general information about your device and browser. This information is used only to understand how this website is used and how visitors find it. It is transferred to and stored by Google on servers that may be located outside Canada, and Google's use of it is governed by Google's own privacy policy. It is not used to identify you personally, it is not sold, and it is not provided to anyone else. You can prevent it by installing Google's browser opt-out add-on or by blocking cookies in your browser settings.

A cookie is a small file placed on your device by a website. This website uses cookies to keep the site working correctly as you move between pages, and for the analytics described above. You may block or delete cookies through your browser settings. Blocking them will not prevent you from reading this website.

Why this information is collected

To answer you
If you send a message or ask for something, the information you gave is used to reply and to provide what you asked for.
To provide a real estate service
If you go on to buy or sell a property, the information becomes part of the record of that transaction, which is governed by Alberta's real estate legislation.
To understand how this website is used
The automatic information described above is used to see which pages people read and how they arrive, so that the website can be improved.

Who it is shared with

Personal information is not sold, rented, or traded, and it is not disclosed to third parties without consent from the user, other than the service providers named in this policy and where the law requires it.

The service providers are myRealPage, which hosts and operates this website, and Google, which provides the analytics described above. Where you enter a real estate transaction, information is shared with RE/MAX First as the brokerage of record, and with the parties and regulators that a transaction requires.

Email and your consent

You will only receive email that you asked for. If you request a guide or a market update, that is what is sent, and every message includes a way to stop receiving them. Asking to be removed is honoured, and your request is recorded.

Searching for properties

If you register on this website to search property listings, the information you give at registration is used to give you that access, to identify you as a registered user, and to send you the listing updates that registration offers. It is not provided to any other organisation for payment.

How long it is kept

Records connected to a real estate transaction are kept for at least three years, as Alberta's real estate legislation requires, and certain identity and transaction records are kept for five years under federal anti-money-laundering rules. Where two periods apply to the same record, the longer one governs.

A record of consent to receive email is kept for at least three years after the last message sent to you. Everything else is kept only as long as there is a reasonable business or legal purpose for it, and is then destroyed or made non-identifying.

Seeing and correcting what is held about you

You may ask what personal information is held about you, ask for it to be corrected if it is wrong, and ask for it to be deleted where there is no legal obligation to keep it. Send the request to gareth@garethmorris.ca and it will be answered.

Keeping it safe

Information collected through this website is held in systems that require an account and a password to reach, and access is limited to those who need it to do the work. No system connected to the internet is completely secure, and no promise of absolute security is made here.

Changes to this policy

This policy is updated when what the website does changes. The date at the top of the page is the date of the current version.
